It’s back to normal here in the UK as this week marks the transition between the long summer holidays and the return to normality.  I’m expecting Christmas ads to start appearing soon with (only!) 111 days to go and the annual TV run-off between Strictly Come Dancing and X-Factor is underway.

What’s been interesting about this year, compared to previous years, is that there has been no let up in enquiries for our properties, the usual summer slowdown has not materialised, at least for us. We have taken back two properties from the early days of the development company when we outsourced lettings and also acquired another client not known to us until last week via a recommendation.  All very positive.

Bootle (L20) – Best Buy-to-Let location in the UK

More positive news came from Gatehouse Bank over the summer which in an analysis of the UK property market found Bootle (L20) to be the Number 1 buy-to-let location in the country, with St Helen’s 5th and Southport 9th.  The analysis didn’t just look at yield, but crucially how long properties stood idle as well as affordability (ratio of rents to earnings).

Those of you with properties in Bootle (L20) will note from the Gatehouse analysis that the average time on the market is 183 days or 6 months (!) with a yield of 5.6%.  This is considered excellent, so it puts our performance into perspective.

If you have properties in other areas of Liverpool or Wirral, the same analysis applies.  Great yields and affordability, as rents are about 22% of earnings.
