Liverpool offers great investing opportunities with high yields. However, like most areas in the UK, property is abundant. This means you really have to separate the good from the bad.
We have a local investor on the ground in Liverpool who spends his days searching for high-yielding property that makes for a logical investment. These tend to come from liquidators, banks and auctions. His prime areas are those where he knows that tenants are not going to be a problem. Our strategy is to find old and rundown properties in order to add value. We can also acquire a block of flats that are in great condition but are sold at auction. These are solid little investments, from which we are currently yielding between 6% and 7% net.
Each development we get involved with is very different. However, the same strategy of buying with a yield in mind and being able to tenant remains the same.
It is important to note that most of these deals have investors waiting for them, so they are generally sold within a few months and are not always released to our database.
