Liverpool offers bespoke Investing with High Yields
Liverpool property, like most areas in the UK, is abundant but you have to search and identify very carefully in order to get the good deals.
We have a local investor team on the ground in Liverpool who spend their days searching for high-yielding property that makes sense. These tend to come from liquidators, banks and auctions. We go for the areas where we know that tenants are not going to be a problem. We allow two months for tenanting but as we say, rather the right tenant than any tenant.
They are rock solid little investments and currently we are yielding from 6% to around 6.5% net.
Our formula is to find old and run down so one can add value or acquire a block of flats that are in great condition but are been sold on auction.
Each development we take on is very different but the same formula of buying with a yield in mind and being able to tenant remains the same.
The formula is to secure them at a good price to make sure that we are achieving the yields.
It is important to note that most of these deals have investors waiting for them, so they are generally sold within a few months and are not always released to our database.
